This Privacy Policy explains how LXM STRATEGIES LLC, a Delaware limited liability company ("LXM," "we," "us," or "our"), collects, uses, shares, and protects information when you visit lxmcollection.com (the "Site"), submit a form, subscribe to our newsletter, request Private Access, complete the Matchmaker, or otherwise engage with our services.
1. Information we collect
We collect only the information necessary to operate the Site, respond to your inquiries, and provide the services you request. Specifically:
- Information you provide directly, including your full name, email address, phone number, country, message or inquiry content, budget range, destinations of interest, property preferences, project details (if you are a developer), and any other information you submit through our forms or chat widget.
- Communications, including emails, SMS messages, and chat transcripts exchanged with us through the LeadConnector chat widget.
- Technical and usage information collected automatically when you visit the Site, such as IP address, browser type and version, device type, operating system, referring URL, pages viewed, time spent on pages, and approximate location derived from IP.
- Cookies and similar technologies used to remember preferences, maintain session state, measure traffic, and improve the editorial experience. See Section 6 below.
We do not knowingly collect personal information from anyone under 18 years of age. The Site is not directed to children.
2. How we use your information
We use the information described above to:
- Respond to your inquiries, applications, and requests for private access.
- Match qualified buyers with developments and introduce them to the relevant developers or partners.
- Send transactional communications such as confirmations, scheduling, and follow-ups related to your specific inquiry.
- Send marketing communications (e.g. our editorial newsletter and curated property alerts) only with your explicit consent, which you can withdraw at any time.
- Operate, secure, and improve the Site and our services, including analytics, debugging, and fraud prevention.
- Comply with our legal obligations and enforce our Terms of Service.
3. Legal basis
Where applicable (including for users in the EU/UK), we rely on the following legal bases: consent (for marketing communications, SMS outreach, and non-essential cookies); performance of a contract or steps taken at your request (for responding to your inquiry and providing the services you have asked for); legitimate interests(in operating, securing, and improving the Site, in keeping records of our communications with you, and in protecting our business); and legal obligation (e.g. recordkeeping and tax).
4. How we share information
We do not sell or rent your personal information to third parties.We share information only with the service providers that help us operate the Site and deliver the services you have requested, and only to the extent necessary for those purposes. Current key providers include:
- HighLevel / LeadConnector ("GHL") — CRM, chat widget, email and SMS delivery. When you submit a form or chat with us, the information you provide may be stored in our HighLevel account and used by our team to follow up with you.
- Supabase — database hosting and lead storage for forms submitted through the Site.
- Netlify — website hosting and serverless functions.
- Google — Google Fonts (typography), and Google Apps Script webhooks used internally to route property inquiries.
- LiteAPI — used to power accommodation/stay search functionality.
- Featured developers and partners — when you request information about a specific property or accept an introduction, we share the relevant inquiry details with that developer or their representative so they can contact you.
We may also disclose information when required to do so by law, by court order, or to protect the rights, property, or safety of LXM, our users, or others; and in connection with a corporate transaction such as a merger, acquisition, or sale of assets, subject to confidentiality protections.
5. International transfers
LXM is based in the United States and many of our service providers are located in the United States or other jurisdictions. By using the Site or submitting information to us, you understand that your information may be transferred to, stored, and processed in countries other than your country of residence, including the United States, which may have different data protection rules than your jurisdiction.
6. Cookies and analytics
We use a small number of cookies and similar technologies to keep the Site working and to understand how it is used. These fall into the following categories:
- Strictly necessary cookies that enable core functionality such as session state and form submission.
- Functional cookies that remember your cookie consent choice and preferences.
- Analytics cookies that help us measure traffic and improve the editorial experience.
- Third-party widget cookies set by our chat widget provider (HighLevel / LeadConnector) when the widget is loaded.
You can decline non-essential cookies through the cookie banner displayed on your first visit, and you can manage or delete cookies at any time through your browser settings.
7. SMS and phone communications
If you provide a phone number through our forms or chat, you may receive SMS and/or phone communications from LXM in response to your inquiry and, if you have opted in, to receive marketing messages. SMS messages are sent via HighLevel / LeadConnector. Detailed terms governing SMS messaging — including message frequency, HELP and STOP instructions, and carrier disclaimers — are set out in our SMS Terms.
8. Data retention
We retain personal information for as long as we have an active relationship with you, for as long as needed to fulfill the purposes described in this Policy, and afterwards as required to comply with our legal obligations, resolve disputes, and enforce our agreements. When information is no longer needed, we delete it or anonymize it.
9. Your rights
Depending on your jurisdiction (including under the GDPR, UK GDPR, California Consumer Privacy Act, and similar laws), you may have the right to:
- Access the personal information we hold about you.
- Request correction of inaccurate information.
- Request deletion of your personal information.
- Restrict or object to certain processing.
- Withdraw consent to marketing communications at any time.
- Opt out of SMS by replying STOP to any message.
- Unsubscribe from newsletters via the link in each email.
- Where applicable, request portability of your information or lodge a complaint with your local data protection authority.
We do not sell personal information and we do not share it for cross-context behavioral advertising.
10. Security
We implement reasonable technical and organizational measures to protect personal information, including encrypted connections (HTTPS), access controls, and reputable third-party service providers. No method of transmission or storage is completely secure; we cannot guarantee absolute security.
11. Changes to this Policy
We may update this Policy from time to time. The "Last updated" date above reflects the most recent revision. Material changes will be communicated through the Site. We encourage you to review this Policy periodically.
