    Wellness residences are not a category. They are a thesis.

    Wellness has become a label easily attached to anything with a pool and a yoga studio. The serious version of the category — what we describe internally as longevity infrastructure — is something narrower and more interesting. It refers to residential developments that integrate clinical longevity services, structured movement programs and specific environmental design with the intent of measurably extending healthspan.

    The buyer for this category is not the wellness tourist. It is the long-stay or full-time resident who treats the residence as a piece of clinical infrastructure as much as a home. The economics reflect that — operating costs are higher, residence ratios to amenity are lower, and the buyer base is meaningfully smaller. But the pricing power is significant.

    Where we focus: Marbella, Mallorca, the Algarve, Tulum, Bali. Each of these markets now has at least one credible operator entering with longevity-grade infrastructure. The first generation of these projects will deliver in 2027 and 2028.
